Australian Investor Clarifies Bali Land Dispute Claims
DENPASAR – Australian entrepreneur Julian Petroulas has clarified recent controversies surrounding his land lease in Bali, addressing allegations about ownership, visa status, and legal disputes. Represented by his attorney Indra Triantoro of Bali Best – Law Office, Petroulas denied owning the land outright, explaining that his rights are limited to a lease agreement.
Clarification on Land Lease
Petroulas leased the 1.1-hectare property in Canggu over a year ago from a French national, whom he is now suing at the Denpasar District Court (Case No. 1606/Pdt.G/2024/PN Dps).
“The term ‘own’ in his earlier statements referred to the lease rights, not freehold ownership,” explained his attorney. Indonesian law prohibits foreigners from holding freehold ownership of land. The lease agreement, executed before a notary, complies with Indonesian regulations.
Immigration Compliance
Responding to allegations of visa misuse, Petroulas confirmed his use of a valid Visa on Arrival (VOA) for brief visits to oversee his investments.
“Julian resides permanently in Dubai, not Indonesia, and does not directly manage operations in Bali,” his lawyer stated. They cited an Indonesian immigration circular (IMI-0076.GR.01.01/2023), which permits VOA holders to attend business meetings, supporting the legitimacy of his activities.
Legal Dispute and Black Campaign Accusations
Petroulas is suing the property lessor for breach of contract and unethical practices. Since the lawsuit was filed, media articles critical of Petroulas have surfaced, which his legal team suspects are part of a retaliatory smear campaign.
“We find the timing of these articles suspicious, likely aimed at damaging Julian’s reputation during this legal dispute,” said Indra Triantoro.
Tax Evasion Allegations
Petroulas’ legal team also alleged potential tax evasion by the opposing party in the land lease transaction. These claims will be reported to tax authorities for investigation.

Petroulas emphasized his dedication to ethical business practices, highlighting his investments like the Penny Lane Bali restaurant, which contributes to Bali’s economy through job creation and tourism.
“I respect Indonesian laws and customs and will continue to do so. These accusations are baseless, and I am confident the truth will prevail,” Petroulas stated.
